Property Management Division


 Old Dominion Realty offers the following cost-effective services for your investment properties. From simply finding you a qualified tenant to providing you with professional management services, we can customize a plan to suit your individual needs. We have a process to look at properties from two perspectives. We try to maximize your return on your investment through the cash flow of rent. And, second by protecting the value of the asset we are renting so that you can maximize your return when you sell it. 

Leasing

  • Advertise with pictures and description on Old Dominion Realty’s website, and various other websites including, Zillow, Trulia, Hotpads, apartments.com, Craigslist, Realtor and more!
  • Show property to prospective tenants and provide an application form
  • Process applications
  • Write and execute the lease
  • Prepare a pre-tenancy report
  • Collect security and pet deposits

Our leasing services fee is first month’s Rent if you want our services to Lease your property.

Management Services

  • Collect all rents/fees
  • Coordinate contracting repairs
  • Remit rent and fees to the Owner
  • Keep accurate records of rent receipts and expenditures
  • Act as a liaison between Owner and Tenant
  • Conduct quarterly inspections
  • Prepare end-of-term inspection report
  • Prepare the property for a new Tenant
  • File court paperwork

Our Management Fee is 10%. If you have multiple properties please ask for information on fee structure for multiple property discounts. 

Leasing from the Ground Up


·    Our team has worked on numerous projects and knows what it takes to fully lease a project from the ground up. We also know all the checks and balances needed in a project to protect the owners from financial difficulties with a solid stream of cash flow. Examples:

Year to Year Leases

Our leases are on a year to year basis. We do not do any month to month leases after the first year. If something would happen in the complex, this will protect you from having increased vacancies. This will also keep the units evenly spread over the course of the year with lease expirations instead of everyone being on the same timeline. 

60-Day Notice

Our leases have a 60-day notice, this gives us plenty of time to find a new tenant, sign a new lease to move into the property before the old tenant moves out. This will decrease the vacancy rate of a project and improve overall cash flow. 

Unit Turnover

We have a schedule made before tenants move out and this minimizes the amount of days to turn this property. We pride ourselves in over 95% of our properties being turned in less than 12 days, maximizing the owner’s cash flow and minimizing vacancy rates, increasing profitability every month.
